Real Estate In Cortlandt Manor

I have noticed that there are a number of houses in my neighborhood (Cortlandt Manor) that have been on the market since I moved here. 

Just wanted to see if anyone had any insight as to why there are so many houses that appear to be just sitting on the market.  Prices seem reasonable, so I wondered if perhaps there was something more contributing the slow sales.  Neighborhood is Locust/Millington area.
