I may sound like a broken record a few times a year; Tax Grievance Day is around the corner. Home prices and their property values have significantly dropped and many homeowners are wondering why the assessed tax value of their homes have not. Just ask any home owner or seller who is trying to sell their home for $500,000 and have and whose property tax is based on an assessed value of $650,000 how they feel. Call your tax certiorari to start the process, or get a recent appraisal of your home and get some comparable solds (remember a "like" property and same schools).
All municipalities in Westchester County have a set day to hear property tax appeals, known as Grievance Day, to get your assessment lowered. Call or go down to your town hall and get the application from your tax assessor. If you live in a village, that day has come and gone, it was the 3rd Tuesday in February to grieve your Village taxes, though homes in a village are subject to two property tax authorities: the town and the village of where the homes is. This means you have two opportunities to appeal your property tax assessment.
