Benefits of Owning a Rental Property

Investing your money in a real estate property offers a much higher rate of return without the volatility of the stock market, and the need of such rental properties is growing trend in Westchester.

In today's market purchasing a multi-family home can be a very nice investment for your long term plans, investing your extra cash in a real estate property offers a much higher rate of return than the alternative without the volatility of the stock market. I am telling you if I had the extra cash right now, this is what i would be doing. Why?

  • Rentals are in demand all over Westchester.
  • The monthly rental income contributes to paying the expenses and is a return on the investment.
  • Depreciation is a non-cash deduction that contributes a tax shelter...sweet!
  • Appreciation is achieved as the value of the property goes up.
  • Equity grows monthly as the amortized mortgage grows as each payment is being applied to the principal.

There is a growing trend here in Westchester of people seeking rentals, and many are due to personal financial reasons, lost home due to foreclosure or change in marital status. Yet, I am also finding younger adults are seeking rentals and this just may be a sign of an improving economy, and, then we also have lots of relo's for employment.

Put it all together and it makes purchasing a multi-family a very good investment for today's economy and years to come. There is a high rental demand all over but more specifically Westchester, and the perk of  low non-owner-occupied mortgage rates contribute to positive cash flows and very favorable rates of return.
