News On Cortlandt Manor Homes Sales 2013

The Spring Real Estate market has come to Cortlandt!

One of the really fun things about being a Realtor is that what you do is always in the news.....some factual, some not.

So here's the facts about what's closing and what you'll need to know to when selling in today's market.

First....the stats on what's closed in Cortlandt from Jan 1, 2013-Feb 15, 2013:

# of single family homes sold: 19               Median Selling Price: $340,000

Days On The Market: 181

Last year during the same time period:

# of single family homes sold: 20               Median Selling Price: $324,000

Days On The Market: 183

Just a little jump in prices! 

Currently, I'm seeing less homes for buyers to choose from. In the past, that indicated that prices could rise. However, buyers are taking their time to buy.

If you're thinking of selling in the next few months, take a look at your home with a close eye. If you were buying now, would you buy your home?

Here are a few tips to a smooth sale:

1) Get your home into tip top shape! Getting your home ready for sale is similar to going out on a first date! So, give your house a once over and see what needs to be spruced up or fixed. Then...when you're all done, take out your digital camera or smart phone and take a few pics. That's what your buyer will see! You may even consider hiring a stager to fine tune the view.

2) Price It Right The First Time! Over 30 years, I've seen too many homeowners who have priced their homes too high and they didn't sell. What they did do is bounce around from Realtor to Realtor relisting till they got tired and dropped the price beyond what they would have sold for had they listened to their first Realtor!

3) Interview Several Realtors Before You List- Today's buyers shop differently than those in the past. You may even want to Google your agent, just like an employer might when interviewing potential new hires. Interviewing several Realtors will give you a good idea of different marketing approaches.

4) Hire A Real Estate Attorney Now- When you get an offer on your home and inspections are done, there's little time to get this critical point right before contracts need to be drawn, so ask your Realtor and/or friends for recommendations.
