Market Trends

The number of residential home sales in Westchester showed an increase in the 2nd quarter of 2013.  Realtors logged 1431 residential closings, an astronomically healthy increase of 23.6% from the 1158 reported a year ago.  The median price for a single family home in Westchester increased to $650,000.  This represents a healthy increase of 5.0% from last year's median price of $619,000.

Putnam's single family home sales increase in the 2nd quarter reporting 181 residential closings compared to 162 closings a year ago during the same period.  This is a solid increase of 11.7%  Also in Putnam, in the 2nd quarter of 2013, the median sales price for a single family home was $309,000; this represents a minor increase of 3.2% from last year's median price of $299,500.

Year-to-date sales in Westchester, for the six-month period ending in June 2013 were 2207 compared to 1892 during the same period a year ago.  This is a strong 16.6% increase in home sales.

Year-to-date housing prices in Westchester were $600,000 compared to $575,000 during the same period a year ago.  This is a decent 4.3% increase in the median price of homes in Westchester.

Year-to-date, homes sold in Putnam, for the six-month period ending in June 2013, were 297 compared to 274 during the same period a year ago.  This is a significant 8.4% increase in home sales.

Year-to-date, housing prices in Putnam were $300,000 compared to $290,500 during the same period a year ago.  This is a small 3.3% increase in the median price of homes in Putnam.

With the end of the 2nd quarter of 2013, the economy is continuing to grow slowly, with the unemployment improving slightly to 7.4%.  As of late July, the stock market has risen to 15,500.  According to The Wall Street Journal, mortgage rates are around 4.35% for a 30-year fixed mortgage.  There is currently a low inventory of homes available to be sold.  Real estate experts see home pricing rising slowly (for three consecutive quarters in Westchester).  This makes Summer and Fall a great time, in a long time, to sell.
